To operate your property across Airbnb and Booking, Vancasta creates and manages the main listing accounts. These accounts remain our operational infrastructure throughout the partnership.
When the relationship ends, we return the accounts without any issue. However, if you decide to come back to us later and those accounts have been used by someone else in the meantime, we recommend starting fresh with a new account — it's simply the cleaner path for performance.
We're not attached to reviews. What we're focused on is conversion rate and search ranking position — that's our core expertise, and a new account in the right hands reaches top results quickly.
Guest conversations are kept private within our team. We do not grant owners access to guest messaging threads. This is intentional — it protects guest privacy and prevents operational interference, allowing our customer service team to deliver a consistent, professional experience every time.
If you'd like direct access to guest communications and prefer to stay in control of your own Airbnb account, we recommend the Host / Property Manager plan under Other Services.

We offer a dynamic fee structure, with a management percentage varying between 0% and 30% per month, adjusting month to month within this range. Our goal is to maximize your earnings, adapting to the season and demand to ensure you get the highest possible return on your property.

The commission is the consideration of 0-30% of the gross monthly revenue generated by the property. THE OWNER will receive 80% of the gross monthly revenue, less the costs associated with the operation of the property, which will be detailed month by month in an invoice.
If cameras are installed during our management (which is very likely), who owns the camera?
The camera, being part of the property's equipment, remains an asset of the owner. For this reason, said investment is naturally assumed by the owner.
If the property needs maintenance repairs, whether corrective or preventive, who is responsible for the expenses? Vancasta supervises and coordinates the necessary repairs to ensure the good condition of the property. However, the costs of the repairs are the responsibility of the owner, since said improvements directly benefit his assets, at least in commission/management contracts, a very different case from Sublease contracts where Vancasta assumes said expenses.

The cleaning cost is covered by the guest, since this value is included as part of the total rate at the time of booking. It does not matter if said value can be public or hidden at the time of booking, it is still assumed by the guest as part of the experience to be received.

In a commission-based agreement, Vancasta only manages the property on behalf of the owner, so operating costs are the owner's responsibility. In a sublease agreement, Vancasta operates the property directly and assumes the expenses, as it generates income as the primary tenant.
